432 Park Avenue, located on “Billionaire’s Row” at 57th Street, is currently the tallest residential building in the Western Hemisphere. Designed by Uruguayan architect Rafael Viñoly, the tower integrates an elegant architectural concept and structural logic that sets 432 Park Avenue apart from its curtain-wall contemporaries. The façade demonstrates an emphatic white grid of exposed concrete, separated into six sections by open mechanical floors, where the building core is exposed to the weather.
Exemplifying “the logic of luxury,” 432 Park Avenue’s soaring height is predicated on its compact 93 ft2. floor plate and exceptional 12.5 ft. ceiling heights, which produce a slenderness ratio of 1:15. Luxury apartment buildings are located on the upper and middle sections, where each floor accommodates 1 to 4 residential units. The expansive 10 ft. by 10 ft. windows created by the concrete grid produce uncontested views of Central Park and the city at large. Conference facilities, a restaurant, a garden terrace and health and spa facilities occupy the lower section of the tower. An adjacent smaller volume accommodates retail and commercial space.
